About rent increases

A renewal letter that raises rent from $1,500 to $1,650 is a $150, or 10%, increase. Over a year that is $1,800 more if rent is billed monthly. Comparing the percentage with inflation shows whether the bump is mostly keeping pace with prices or reaching for a larger real share of income. The rent increase calculator turns those four views out of two rent figures and an optional inflation rate. Increase amount = new rent − current rent. Increase percentage = increase / current rent. Annual added cost = increase × (12 / billing period in months). Leave billing period blank to treat the figures as monthly rent (period = 1), which annualizes by multiplying by 12. Enter 12 if both amounts are annual rents. Change above inflation = increase percentage − inflation rate. A 10% hike minus 3% inflation is 7 percentage points of real increase. A rent cut produces negative amounts and percentages. Tenants use the breakdown when deciding whether to renew, negotiate, move, or ask for a longer freeze in exchange for a smaller bump. Landlords use it to document a proposed increase against CPI or a local cap. Some cities limit annual increases to a percentage of CPI; the above-inflation figure is the first check against that kind of rule, not a legal opinion. The math does not encode rent-control formulas, vacancy decontrol, or notice periods. It also does not compound multi-year step-ups; run each renewal year as its own pair of current and new rent. Parking, storage, and pet rent should be added into both amounts if they are rising with the dwelling rent. Use the written notice, the lease, and local statute for the enforceable number, and get advice if the increase is close to a regulated cap or if the landlord is bundling new fees into “rent.”

How to calculate a rent increase

  1. Enter the current rent and the proposed new rent in the same units.
  2. Leave billing period blank for monthly rent, or enter 12 if both amounts are annual.
  3. Optionally enter an inflation rate to see the real increase above prices.
  4. Select Calculate and compare the percent change with any local cap or household budget.

Rent increase FAQ

Are the rent figures monthly or annual?

Either, as long as both use the same period. Blank billing period treats them as monthly and multiplies the increase by 12 for the annual added cost.

What is change above inflation?

It is the increase percentage minus the inflation rate you enter. A 10% rent hike with 3% inflation is 7 percentage points of real increase.

Can the calculator show a rent decrease?

Yes. If the new rent is lower, the amount, percent, and annual figures are negative.

Does this apply rent-control limits?

No. Caps, notice periods, and exemptions are legal rules. Use the result as a comparison, then check the statute or a housing adviser.
